Taft Public Library

The Town of Mendon hired LPA as its Owner’s Project Manager for the conversion of the St. Michael’s Church building into a new library.  The adaptive re-use encompasses 100% new mechanical systems, accessibility upgrades, and reprogramming of space.  Exterior improvements included excavating the rear to accommodate a walk-in entry for meeting space.  OPM services included procuring the architect to provide schematic designs and a detailed renovation budget; preparing monthly reports to the Building Committee addressing schedule, budgets and construction status; preparing and monitoring the work plan, reviewing the contractors’ bid documents; assisting with the awarding of the contract; monitoring the architect and contractor; providing construction oversight; and coordinating final documents.

Services provided:

  • Green Community Grant Application ($111,062 awarded for an energy efficient heating system, $50,000 awarded for windows)
  • Public Water Supply and Wetlands Coordination
  • Designer qualifications and negotiations
  • Contractor Bid/Award
  • Fundraising – $65,000 to date
  • FFE Procurement (located shelving to be phased out of Boston Public Library for re-use at Taft, saving the owner $117,000)
